What do you get when you cross an Applebee’s with an IHOP? You get the unique restaurant mashup that’s opening soon in Texas. It’s a new-to-the-U.S. concept by Dine Brands, the company that owns both chains. Both restaurants are housed in the same building and use the same kitchen, but there are two different dining adjoining rooms to choose from. Here’s what we know about the new restaurant.

Where Is the New Restaurant Opening?

The combo Applebee’s and IHOP will be opening in Seguin, Texas. It’s a town about 40 miles from San Antonio. It’s taking the place of an existing IHOP restaurant, and will be operated by an IHOP franchisee in the area. The exact address is 2777 N. Highway 123 Bypass, Seguin, Texas 78155.

What Will the Restaurant Be Called?

We’re not sure what you were expecting, but we kind of hoped it would be a newly named restaurant. Instead, it just goes by Applebee’s and IHOP, kind of like how those combo KFC and Taco Bell locations have always operated. The company really missed the opportunity to go with AppleHOP, if you ask us.

What Will the Restaurant Serve?

The dual-branded restaurant will have both Applebee’s and IHOP’s menus available all day long. While you’ll choose which side of the restaurant to sit in (blue for IHOP, red for Applebee’s), you’ll be able to order from both menus at the same time if you want. That means you’ll be able to chase your pumpkin spice pancakes with a margarita, or put riblets on your waffles if you want.

When Will the Restaurant Open?

Renovation on the existing building just began. It’s a 5,871-square foot building, and construction should last for about three months. If everything stays on track, the company is planning on opening the dual Applebee’s and IHOP in February 2025.

Are There Other Locations?

This will be the first dual-branded Applebee’s and IHOP in the U.S., but there are 10 locations in other countries, with plans to open 10 more international locations soon. The company hopes to open about a dozen more dual-branded restaurants in the U.S. next year.


According to Dine Brands, the dual locations generate up to twice as many sales as standalone Applebee’s or IHOP, which makes sense considering it will attract people for meals at all times of the day.
